Each of the projects we work on follows a set process. We always know precisely where we are headed, and we have been there many times before. But the expertise we deploy and the precise route we take varies with our clients and their specific needs.
We help our Landlord clients to maximise the value of their property investments in three ways. Firstly, we know what occupiers want – that means fewer void periods and faster, more streamlined refurbishments. Secondly, our technical expertise enables us to reduce Landlords’ initial outlay, and increase space and tax efficiency. Finally, we have a strong reputation for upgrading and repackaging second hand buildings – our Cat A+ semi-fitted interiors attract occupiers needing fast turnaround and predictable fit-out costs.
Over the last 25 years we have upgraded and reinstated a huge range of commercial properties across the South East. We work hard to balance appearance, function, whole-life costs and future transactions at each stage of your project.
We build a brief by listening and questioning. We agree it and we stick to it, but remain flexible enough to respond to your changing needs and circumstances.
We visit your building to learn its history, its potential and its limitations. We visit similar buildings for context and inspiration. We also research physical and planning constraints, find precedents, and look for opportunities.
Using drawings and models or working with your existing team, we devise an initial design and scope. Then we write an exhaustive scope of works, accurately and firmly fixing your budgets.
We liaise with consultants to prepare and submit planning applications, we drive any subtender and design processes, working with carefully chosen contractors and technical experts: our approach to your build will be meticulous and professional through completion and beyond.
