Cat A Refurbishment, 15,000 sqft, 12 weeks
Following success in a competitive tender process, JT3 got straight to the task of developing the scope of works and value engineering, working closely with the Project Manager, Landlord and letting agent. This intriguing space with tall ceilings and great natural light to three sides, extended over Lower Ground, Ground and 1st floor and legacy fitouts were in place. In order to make this an attractive and flexible proposition for the market, we filled in the connecting staircase to allow the space to be demised on a floor by floor basis and added WC’s and showers. Our design for the remodelled external and entrance areas brought interest and attraction to the various spaces and helped to secure an immediate letting.
The process of demolition and removal of the materials in a sustainable manner was an important starting point for us. As JT3’s ESG policies and targets are defined and actioned, we focussed hard on the management of waste materials, sustainable resourcing and specification of the HVAC and electrical infrastructure. Some services within the space were reconditioned and left exposed, in character with the more industrial feel of this area of London. The basement area within buildings is an increasingly important space when considering the uptick in cyclists within London and the focus on health and wellbeing. The requirement to have new WC’s and showers with a drying area was important as well as creating a bike storage area outside at Ground floor level. Further amenities at Ground floor level included a transformed courtyard area with new resin flooring, external cladding, seating and planters adorned by a large canopy. This led into a re-designed and new reception area.
Even though the tight programme of 12 weeks was challenged by the pandemic and some unusual weather patterns, we were able to keep within the timeframe and budget that were the overarching priorities for the client. Within a week of finishing the space, an occupier signed up to take a lease on the entire project: testament to the work JT3 did as a team in bringing this office back to life.
