Consult and design

The landlord, Monitor Capital Investors commissioned JT3 to strip out and upgrade the 6,024 sq ft offices and common parts back to open plan Cat A finish, following the exit of a tenant. Being well positioned in the heart of The City of London, the finish in areas such as the WC’s and showers was an important factor. Our design team worked hard with client, letting agents and our precontracts team to select a palette and finish for the space that appeals to the local occupiers’ market and meets the landlord’s budget criteria.

Manage and build

The works took about 4 weeks to complete.  The team worked within the constraints of an occupied building and with access and deliveries onto one of the busiest roads in London. Turning the project around quickly is one of JT3’s strong points and this was an important factor for the client so that the void period on the space was minimised.

The new space

The refurbished office now has the benefit of new showers, WC’s and disabled access WC’s along with fitted carpets, new ceiling tiles and redecoration throughout.
